Your Home Equity Is One of Your Biggest Financial Assets. Here Is How to Think About It.

One of my favorite conversations to have with clients is the one where they find out how much equity they have actually built up in their home. I say favorite because the reaction is almost always the same: genuine surprise followed by a shift in how they think about what is possible for them next.

If you have owned your home for several years, there is a good chance you are sitting on more wealth than you realize, and it is worth taking a moment to understand what that means for your options.

How Much Are We Talking About?

According to Cotality, the typical American homeowner has nearly $300,000 in equity right now. That number reflects the combination of two forces working simultaneously over time: home values have appreciated significantly, and mortgage balances have been paid down month after month. For homeowners who have been in their properties for ten years or more, that equity position is often even larger.

That is not a number on paper. That is real, accessible wealth that can fund your next chapter in some genuinely meaningful ways.

Four Ways Equity Can Work for You

Moving into a home that fits your life better. Maybe your kids have grown and moved out and you are carrying more house than you need. Maybe your family has grown and you have outgrown your current space. Your equity can serve as a down payment on whatever comes next, and in some cases Denver homeowners have accumulated enough to purchase their next home outright in cash, with no mortgage at all.

Reinvesting in your current home. If you are not ready to move but want to improve your space, a portion of your equity can fund renovations that both enhance your daily life and add value when you eventually sell. The key is being strategic about which projects actually pay off in your specific market and price range, which is a conversation I am always happy to help with before you start spending money.

Funding a major life goal. Equity is not just for housing decisions. Some clients use it to fund a business, cover education costs, supplement retirement savings, or help a child with their own down payment. The wealth that homeownership builds over time does not have to stay locked in the property.

Creating options during a hard season. If financial pressure ever makes it difficult to sustain your mortgage, equity is the difference between a difficult situation and a devastating one. Homeowners with substantial equity who can no longer afford their payments have the option to sell, pay off the loan, and walk away with their financial foundation intact. That safety net matters more than most people appreciate until they need it.

One Important Thing to Keep in Mind

Whatever you do with your equity, keeping a healthy cushion in the property is the financially sound approach. A general rule of thumb is to maintain at least 20% equity after any transaction, which protects your loan-to-value ratio and keeps you in a stable position. The homeowners who struggled most during the 2008 downturn were largely those who had tapped their equity down to nothing. Today's equity levels across the country are far more robust, but the principle of not over-leveraging your home remains good guidance.

Do You Actually Know What Your Home Is Worth Right Now?

This is the starting point for everything. Many homeowners have not had a formal look at their home's value in years and are working off a mental estimate that may significantly understate their actual position. Getting a current read takes a short conversation and gives you the factual foundation to make any decision from a place of clarity rather than guesswork.

If you are curious what your home is worth in today's Denver market and what your equity position actually looks like, I would love to walk through that with you.
