What's Happening in the Denver Metro Market Right Now

Every month I sit down with the latest numbers from RE Colorado to see what's actually going on in our market, not just the headlines. July gave us an interesting mix: home prices went up, homes sold faster, but fewer homes actually closed compared to last year. If you're thinking about buying or selling in Denver Metro, here's what I'm seeing and what it means for you.

Prices Are Up, and Homes Are Moving Quickly

The median closed price across Denver Metro hit $605,000 in July, up 3% from last year. And homes that were priced well didn't sit around. The median time on market dropped to 22 days, four days faster than this time last year.

What I'm telling my clients is this: when a home is priced right and shows beautifully, buyers are ready to move on it. I'm seeing multiple offers on the homes that check the boxes: updated, well-located, and priced to where buyers actually see the value. If you've been holding off on a home search because you assumed everything would sit for months, that's not quite the story right now for the right properties.

Fewer Sales, But Not Because Buyers Disappeared

Closed sales dipped about 2% year over year, and new listings actually rose 2%, so there were more homes to choose from. What slowed down a bit was pending sales, down 3%, which tells me buyers are being more thoughtful before they commit. Inventory held steady at 15 weeks of supply, so we're not seeing a flood of new competition either.

Honestly, this feels like a market where buyers are doing their homework. They're not rushing into just anything, but they're also not sitting on the sidelines when the right home comes along.

Compared to Last Month

July did cool off a bit compared to June. Closed sales fell 9% and prices eased back 2% month over month, and homes took a few more days to sell than they did the month before, the third month in a row we've seen that happen. That's a normal late summer pattern, though it did show up a little stronger than usual this year.

If You're Thinking About Selling

Here's my honest take: pricing is everything right now. Buyers are engaged and ready to write offers, but they know what things are worth. A home priced to where the market actually is will still move quickly and can generate real competition. A home priced for where the market was last spring is going to sit, and every week it sits makes buyers wonder what's wrong with it.

If you're on the fence about listing before the fall slowdown really sets in, let's talk. I'd rather help you get ahead of the seasonal shift than have you compete with a wave of new listings in September.

If You're Thinking About Buying

I know it can feel discouraging to hear that homes are still selling fast, but there is real opportunity here too. Pending sales are down, which means some buyers are taking their time, and that can work in your favor if you're prepared. Get your financing squared away now so that when the right home comes on the market, you can move on it without hesitation.

And don't rule out negotiating. In a market like this, sellers of homes that have been sitting a little longer may be more open to a conversation than you'd expect.

What's Happening With Rentals

For anyone renting or thinking about becoming a landlord, the rental market told a similar story. Fewer leases were signed, down 11% year over year, but the median rent still climbed 2% to $2,850. Interestingly, price per square foot actually came down a bit, which suggests renters are choosing larger spaces even as overall rent goes up. Days on market for rentals held completely steady at 30 days, so that side of the market feels calm and consistent.

My Bottom Line

This is a market that rewards preparation, whether you're buying or selling. Prices are strong, good homes are moving quickly, and the days of just putting a sign in the yard and waiting are behind us for now. Whether you're weighing a move this fall or just want to understand what your home is worth in today's market, I'd love to help you figure out your next step.
