What October 2025 Means for Buyers & Sellers in Denver’s Housing Market

This October, Denver’s housing market revealed a familiar late-year rhythm—tightening inventory, firming prices, and a bit more breathing room for buyers. Whether you’re planning to list your home or thinking about making a move before the new year, understanding the current landscape is key.

Here’s what I’m seeing across the Denver Metro right now, and what you need to know if you’re planning to buy or sell in this market.

Prices Are Up, But Sales Activity Is Down

We closed October with a median home price of $595,000, up 1.45% from the previous month. That’s a strong number for this time of year and a signal that well-prepared listings are still commanding top dollar. At the same time, closed sales dropped nearly 7%, landing at 3,354 transactions.

This pullback doesn’t mean the market is falling—it just reflects the seasonality we typically see in Q4, especially in a higher-rate environment. Many buyers are still active, but they’re taking a more cautious, selective approach.

Inventory Is Thinning as the Year Winds Down

Active listings fell to 12,495, a 4.43% decrease from September, and new listings dropped almost 10%, hitting just 4,483. For sellers, this means less competition and more opportunity to stand out.

On the flip side, pending sales edged up 1.11% to 3,457, which tells me buyers are still out there and ready to act—especially when the right home hits the market.

Time on Market Is Up—But That’s Not Necessarily a Bad Thing

Homes are now spending a median of 33 days in the MLS, which is up about 6% month over month. This isn’t a red flag. In fact, it’s part of a healthier, more balanced market where buyers aren’t rushed into bidding wars and sellers have a bit more time to prepare. That said, homes that are priced right and staged well are still moving efficiently.

Sales Volume & Supply Trends

Total sales volume came in at $2.46 billion, down 1.23%. Meanwhile, the months of inventory rose to 3.73, a 4.11% increase—bringing us closer to a balanced market (typically considered 4–6 months of supply).

Right now, Denver is straddling the line between a seller’s and neutral market. That creates unique opportunities for both sides of the table, depending on your goals.

What I’m Advising My Clients Right Now

If you’re selling this fall, timing is still on your side. With fewer homes hitting the market and plenty of serious buyers still looking, a thoughtfully listed property can attract strong interest—even as the holidays approach. Pricing strategy and presentation matter more than ever.

If you’re buying, don’t let rising rates scare you off. Sellers are increasingly open to negotiation, and there’s slightly more room to breathe when writing offers. This is a great window to get into a home before 2026—and potentially refinance later if rates come down.

And if you’re not sure where you fit in the market, that’s exactly where I come in. Every buyer and seller I work with gets a custom game plan based on their timing, goals, and long-term vision.
