More Homes Are Coming to Market. Here's What That Means If You've Been Waiting.

If you searched for a home in the Denver metro last year and came up empty, or found options that didn't quite fit your needs or your budget, I want you to know that something has genuinely shifted. The inventory picture today looks meaningfully different from where it was even six months ago, and that change matters for buyers who put their search on hold.

The Numbers Behind the Shift

New listings nationally jumped over 21% from February to March of this year, reaching approximately 439,000 homes. That's a larger seasonal surge than typical. The historical average for that same period since 2017 has been around 18%. This year's increase exceeded 20%, which reflects more sellers choosing to enter the market than at the same point in prior years.

Total active inventory nationally is now up over 8% compared to this time last year, with nearly one million homes currently available for sale. A NerdWallet survey identified the two most common reasons buyers suspended their searches in 2025: they couldn't find a home that fit their needs, and they couldn't find one they could afford. Rising inventory directly addresses both of those frustrations.

More supply means more variety. Different layouts, different locations, different condition levels, and different price points all become available as more sellers list. And in segments where inventory has grown faster than demand, price pressure has moderated in ways that improve affordability relative to where things stood a year ago.

What I'm Seeing in Denver

The Denver metro has followed the national trend with its own inventory expansion, and I've watched the shift play out in real ways in my day-to-day work with buyers. Homes that weren't available when you were searching six months ago are coming online now. The properties being added to the market right now represent fresh opportunities that didn't exist when many buyers stepped away from their searches.

More inventory also means more negotiating leverage in segments where supply has built up. Sellers who have been on the market for 30 or 45 days are having genuinely different conversations with buyers than sellers were having in 2021 and 2022, when the power dynamic ran decisively in one direction. Buyers today have more time to evaluate, more room to negotiate, and in many cases are finding sellers willing to contribute toward closing costs or rate buydowns in ways that simply weren't happening at the market's peak.

For buyers who paused because nothing felt right at the price point they needed, this is the moment to re-engage. The combination of more choices and a more balanced competitive environment is the best setup for buyers that we've had in several years.

How To Take Advantage of It

The buyers who benefit most from a rising inventory environment are the ones who are prepared to move when the right property appears. Being pre-approved, knowing your target criteria precisely, and working with an agent who is actively monitoring new listings in your specific areas of interest are the factors that translate improved market conditions into an actual closed purchase.

New listings in Denver's most active price ranges don't all sit for weeks. The best ones still generate showing activity and move relatively quickly. Being ready to evaluate and act on a new listing in the first few days it's on the market remains important even in a more balanced environment than we had before.
