Denver Metro Real Estate Market Update: March 2026

Spring is here, and the Denver market is making that very clear.

The numbers coming out of March confirm what I have been seeing on the ground with my clients: buyers are engaged, well-priced homes are moving quickly, and the energy heading into this season is real. Whether you have been thinking about making a move or just want to understand where the market stands, here is what the data is telling us right now.

Prices Are Holding Strong

The single-family median sale price in March landed at $640,000, and the average closed at $777,366, up 4% from February and 1% year over year. Condos and townhomes had an equally strong month, with average prices reaching $451,480, up 9% from the month prior and 5.1% compared to last March. The median for attached properties came in at $395,000, up 2.6% year over year.

What I love about these numbers is the consistency. Values are not spiking wildly, and they are not softening in any meaningful way. This is a market with real staying power, and that is good news whether you are buying or selling.

Homes Are Moving Faster

Average days in MLS dropped to 48 in March, down 17% from February's 58-day average. That kind of shift in a single month tells you a lot about where buyer energy is right now. The spring market did not slowly tiptoe in. It arrived.

Sellers achieved 99.2% of their list price at close, which means properly priced homes are essentially getting what they are asking. That is a strong signal for anyone who has been sitting on the fence about listing.

Supply and Demand

There are currently 9,251 active listings across the Greater Denver metro, with months of supply sitting at 2.70. For context, a balanced market typically carries around six months of supply. We are less than halfway there, which keeps conditions favorable for sellers while still giving buyers more breathing room than we saw a couple of years ago.

New listings were up 19% from February, so sellers are coming to market. But pending sales jumped 31% month over month to 4,600, meaning buyers are absorbing that inventory quickly. When demand is outpacing new supply like that, well-positioned properties do not sit long.

What This Means for You

If you are thinking about selling this spring, the timing is working in your favor. Inventory is controlled, demand is strong, and buyers are active right now. Homes that show well and are priced with intention are getting strong results.

If you are a buyer, the good news is that you have more options than you did a year ago and slightly more room to negotiate in certain price points. The key is knowing which segments are moving fast and which ones offer a bit more flexibility. That is exactly the kind of guidance I bring to every client relationship.

I would love to help you navigate this market, whether you are ready to move now or just starting to think through your options. Reach out and let's talk through what makes sense for your specific situation.
